We designed our 5-step design process with you in mind. Founded in transparency, communication, creativity, and practicality, our process establishes trust, helps you make a financially sound investment that meets your budget, and brings your vision to life in a way that enhances everyday living.

1.Programming

We clarify your project goals, gather critical information about your space and home, clarify your budget, and uncover any obstacles we’ll need to overcome. During this phase, we measure the existing space, propose a scope, and start working through the nitty-gritty details, including codes and regulations.

2.SCHEMATIC DESIGN

Next, we put pen to paper with a mix of computer drawings and loose, freehand sketches. The goal is to get a rough understanding of what the form of your space will look like. We often compare and contrast multiple schemes, with the final design usually combining ideas.

3.DESIGN DEVELOPMENT

After we agree on the general direction of the design, we start to layer in more details. For example, window sizes become more precise and we begin looking at materials, lighting layouts, and more. Here, we generate 3D models of both the inside and outside of your space, refine the project’s scope with preliminary pricing, and put together bid sets for contractors.

4.CONSTRUCTION DOCUMENTS + BIDDING

Now it’s time to prepare the final documents that communicate your decisions. We refine the floor plan, polish elevations, and draw details. The output of this phase is a set of drawings and written specifications used to get a detailed bids from contractors, pull a building permit, and start construction.

5.CONSTRUCTION ADMINISTRATION

We are your advocate for you throughout the entire construction process. During construction, we help navigate questions and evaluate progress through project completion.

DESIGNED TO NAVIGATE THE UNEXPECTED

As specialists in residential renovations and additions, we have a knack for navigating the unexpected because we’ve seen it all. Every project has variables and unique scenarios, and it’s our responsibility to anticipate and plan for these to meet each phase’s goals as efficiently as possible.

They’re good at everything from initial design work up to selections. I enjoy working with Mitlyng Design because of how thorough the process is.
